My Services to Homebuyers

Making certain that you understand the process and that you are informed at all times makes the process a lot easier because you know what to expect at each stage and for you, that process begins now as you go through the list of services that you will receive from me; beginning from our initial meeting to when you close on your home.

Stage One: KYC

  • 1.  KYC (know your client) meeting with you
  • 2. Discuss your needs/wants in a home
  • 3. Review duties / responsibilities that you can expect from me
  • 4. Provide you with a buyer package and a sample of our local market Maryland Residential Contract of Sale (Purchase Agreement, so that you’re familiar with it)
  • 5. Review your pre-approval letter or schedule for you to meet with a credible mortgage lender if you are not already pre-approved.

Stage Two: Property Search

  • 1.  Setup a custom listing alert so that you are immediately notified when a property that meets your search criteria becomes available
  • 2. Custom-map potential search locations
  • 3. Preview properties on your behalf 
  • 4. Show you properties
  • 5. Help you select ideal property
  • 6. Give you a list of referred service providers
  •  

Stage Three: Making an Offer

  • 1.  Review subject property disclosure details 
  • 2. Confirm property owner details
  • 3. Prepare comps for the area and advice so that you make an informed offer
  • 4. Discuss with the mortgage lender about the property and the offer
  • 5. Contact Listing Agent to confirm status and discuss any special terms
  • 6. Obtain Earnest Money Deposit for escrow or proof of funds
  • 7. Prepare Residential Contract of Sale (Purchase Contract ) on Buyer’s behalf and present for Buyer’s signature
  • 8. Prepare an offer package for the Listing Agent
  •  

Stage Four: Negotiation

  • 1.  Present offer to the Listing Agent
  • 2. Ensure that the mortgage lender is available via phone to address loan questions from Listing Agent
  • 3. Discuss / Negotiate Counter-offers and contract addendums
  • 4. Respond to counter-offers and prepare contract addendums
  •  

Stage Five: Under Contract

  • 1.  Send Copy of Ratified Contract to the Mortgage Lender 
  • 2. Ensure Earnest Money Deposit is paid to Title Company
  • 3. Send Copy of Ratified Contract to Title Company Processor
  • 4. Ensure Inspection deadlines are followed by the Homebuyer
  • 5. Review Home Inspection Reports with homebuyer
  • 6. Negotiate contract amendments/credit based on home inspection outcome
  • 7. Ensure appraisal is ordered on time
  • 8. Ensure underwriting process is on schedule and prepare back-up if necessary
  •  

Stage Six: Closing/Settlement

  • 1.  Ensure release of contingencies are done on time
  • 2. Ensure Buyer is aware and prepared for borrower cash to close due at closing
  • 3. Ensure that the Mortgage Lender provides Clear to Close to Title in time for closing
  • 4. Review Settlement Statement for accuracy prior to closing
  • 5. Attend Final walk-through with home buyer and validate that seller’s possessions are removed prior to buyer meeting with title for settlement
  • 6. Monitor closing process 
  • 7. Deliver keys to New Home Owner upon complete settlement
  • 8. Validate that the MLS reflects the current sale status as completed.
